When You’re Ready To Sell Your Home – List Your Home with Me!

When you list your home with Kolsky Realty, my top priority is your total satisfaction. I do this by crafting my “all-in” marketing plan listed below. When you list your home with me, I will obtain the highest value for your home in the shortest amount of time. Every home listing strategy is unique and defined by the situation, but you can be rest-assured that my strategic marketing plan, and my relentless hard work, delivers real and quantifiable results.

All-In Marketing Plan & Timeline

Before listing: I provide a comprehensive (CMA) comparative market analysis (which includes furnishing comparable sales, analyzing market conditions, and an estimation of your net proceeds). The decision about how much to ask is always yours. Keep in mind a key to a successful marketing plan is pricing your home correctly. If you set the price too high, your house won’t be selected for viewing, and if you price too low, you’ll short-change yourself.

Seven days before your home is listed, I prepare all marketing materials (brochures, flyers, and direct mailing materials), order and take interior and exterior property photos.

First 24 hours: I submit the listing to Multiple Listing Service (MLS), install a clearly visible yard sign and brochure box on your property, provide a lock box for easy showing access, and feature your home on my website.

Next 48 hours: I will perform aggressive marketing campaigns, including emails sent to the top 100 producing agents, and emails sent to thousands of potential home buyers.

Next 72 hours: I will hold a broker preview at the property and the first open house.

Weekly: I will remain in contact with you, calling prospective buyer agents for feedback after showings. Upon request, I will hold additional open houses, ensuring only qualified buyers are touring your home. In addition, I will also handle all contracts and paperwork involved in the sale of your property.
